With four speaker programmes running throughout the course of the day in various locations within Scottish Gas Murrayfield, delegates will have the ability to choose from a great range of speakers and subjects to ensure they get the most out of their day with us. The Centenary room this year will have time dedicated throughout the day for delegates to network, and use this area as a great social space.

David Arnot
Managing and caring for a portfolio of previously family-owned Edinburgh based commercial and residential property, I have been involved in property my entire life. For longer than I care to admit, much of my recent effort has been dealing with succession planning. The above mentioned portfolio is now owned by a business. If you are approaching a similar situation, get used to and don’t be put off by the response “it depends”. It does!

Session summary: Thomas reviews the latest Scottish market figures in the context of rent controls and whether the data makes a positive or negative case. Sandy Bastin
Sandy Bastin is director of resolution at Tenancy Deposit Scheme (TDS), leading the end-of-tenancy dispute process and overseeing the resolution and adjudication teams for SafeDeposits Scotland and its sister schemes, TDS (England and Wales) and TDS Northern Ireland. A qualified solicitor with extensive experience in real estate, she has been with TDS since 2008. Sandy focuses on promoting self and early resolution, ensuring disputes are resolved fairly and efficiently, and with independent adjudication available where needed. She also oversees the training, mentoring and quality assurance of adjudicators to maintain high decision-making standards.

The Housing (Scotland) Act 2025 introduced some legal changes in relation to the keeping of pets in and personalisation of private rented properties. It’s important to strike the right balance of observing the Act and protecting your property. Frankie Bishop
Frankie Bishop is Client Relations Manager at SafeDeposits Scotland and is based out of the scheme’s Glasgow office. A passionate property professional, she has amassed a wealth of industry knowledge and experience having spent 14 years as a letting agent before joining SafeDeposits in 2020. Her role includes delivering compliance and system training, including presenting on the recently launched SDS Academy, and taking part in forums and events across the length and breadth of Scotland.

John Blackwood
John has worked in the private rented sector (PRS) for nearly 30 years and is widely recognised as a leading voice in private letting in Scotland. He represents SAL on Scottish Government committees working to inform and influence housing policy. John is chief executive of SAL, managing director of Gladstones and chairman of SAL sister organisation Landlord Accreditation Scotland (LAS). John is also chair of SafeDeposits Scotland (SDS), holds a judicial appointment as a member of the First-tier Tribunal for Scotland (Housing and Property Chamber) (FTT) and a Fellow of the Chartered Institute of Housing (CIH).

Gail Bowden
Gail is a tutor with Landlord Accreditation Scotland and the compliance manager at SAL. Gail has a passion for lettings and legislation and helps members to understand these for their day-to-day work and planning. Having worked in lettings for over 30 years, she has been a landlord and has held several senior management roles in large letting agencies, concentrating on property management, compliance and learning and development. Gail also has a post graduate diploma in Human Resource Management and is a chartered member of the Chartered Institute of Personnel and Development.

Elspeth Boyle
Elspeth, director of Landlord Accreditation Scotland and staunch advocate of providing those working in the private rented sector (PRS) with the knowledge they need to deliver the highest standards of property and tenancy management in the industry. With over 20 years of industry experience, Elspeth has been with LAS since 2008. With a background as both letting agent and landlord, she believes it is possible to deliver best practice in all aspects of the PRS as long as those who need it, have access to the highest quality learning options. Elspeth works with landlords, letting agents, local authorities, and housing organisations to help them achieve excellence and loves nothing more than talking about all things learning.

Dr. Neil Cobbold
Neil is the commercial director of Reapit UKI. Prior to that, he was involved in housing reform and social housing, culminating in him running a large housing association and software development firm. He is a member of The Lettings Industry Council and is frequently consulted by the property media and government. Neil has sat on investor panels and is a regular fixture on the PropTech speaking circuit, with appearances on Sky’s Property TV channel and at conferences hosted by Propertymark, SAL and others.

Elaine Crawford
Elaine is a landlord with 48 years of experience of renovating and managing her own portfolio. She was the first person in her family to buy property but crucially, she combined being a landlord with working full time in a bank and later as a financial adviser. These roles taught her invaluable lessons about tax and finance, directly fuelling her success as a landlord. She has lived and worked in Switzerland, Austria, Holland, Monaco and Germany (where she met her Scottish husband). These chapters allowed her to build important insights into the rental sector. She has always striven to manage her rental portfolio professionally which is why she joined SAL and became an accredited landlord with Aberdeenshire Council. She is also a member of the NRLA. She has been happily married for 45 years; she has two boys and four grandchildren.

Kirstie Donnelly
Kirstie is an associate solicitor at TC Young Solicitors. She has worked predominately in housing law since her traineeship and has over 9 years’ experience providing legal advice to landlords and letting agents in both private and social housing sectors. Kirstie is accredited by the Law Society of Scotland as a specialist in Housing and Residential Tenancy law and currently focusses on private rented sector matters, regularly appearing in the First-tier Tribunal for Scotland (Housing and Property Chamber).

Caroline Elgar
Caroline joined SAL as policy manager in 2014 with 15 years’ prior experience working in the lettings industry, primarily in senior letting agent roles. During her time at SAL, Caroline has played a key part in SAL’s policy work on tenancy reform, minimum EPC proposals, Covid 19 and the cost-of-living legislation. She represents SAL on parliament and government working groups as well as heading up the advice helpline and overseeing the online member resources.

Rory Fraser
Rory has spent almost a decade working in the electrical industry, with many national distributors and manufacturers in a variety of roles. In doing so, Rory has consulted with many clients to provide support on critical projects – both large and small-scale. His broad experience has enabled Rory to support clients across multiple categories from commercial lighting, solar, switchgear and EV charging projects to private and social domestic projects. Since joining Aico as relationship manager for Scotland East, Rory has brought his knowledge to the fire industry and now supports registered social landlords (RSLs), homeowners and contractors with compliance and asset management. Rory’s latest focus centers around environmental sensors and remote access technologies, enabling RSLs to gather and understand the data they need to proactively manage their housing stock.

David Gibb
David is a founding member of Dwello, playing a key role in establishing the company in May 2025, and now serves as operations director, overseeing processes across the full property management cycle for all properties under management throughout Scotland. With over 20 years’ experience in the Scottish private rented sector, he has held senior leadership roles with major letting agents in both Edinburgh and Glasgow and also spent a short period of his career working for MyDeposits Scotland.

John Goodall
John is the founder and chief executive officer of Landbay – a London based buy-to-let lender. Before founding Landbay in 2013, John worked within finance economics. John has an Economics degree from Durham University and an MBA from Imperial College, London.

Doug Hall
Doug is a director of 3mc, a distributor and brokerage within the mortgage sector. 3mc has been established for over 25 years, working with lenders, mortgage intermediaries and various landlord associations including SAL, providing all types of mortgage solutions. In 2015, 3mc was appointed as the preferred mortgage partner for members of SAL and operates the SAL Mortgages brand. 3mc provides an advice service to members; the broker fees are cheaper and reduced by £200 for members compared to the standard broker fees. In June 2020, 3mc launched a new member online portal assisting members to process their mortgage applications.

Mike Heffron
Mike is the chief executive of Under One Roof, Scotland’s only charity dedicated to supporting landlords and owner-occupiers with organising common repairs and retrofit in tenements. He acts as secretariat for the Scottish Parliament’s Tenement Maintenance Working Group..

Stephen Jardine
Stephen Jardine is one of Scotland’s best-known journalists and broadcasters. He started his career in radio before joining Scottish Television as a trainee reporter. He then moved to GMTV as Scotland correspondent and then Europe correspondent, based in Paris. In 2000 Stephen rejoined Scottish Television and went on to present a wide range of programmes including documentaries, politics programmes and the flagship news show “Scotland Today”. Stephen now works for the BBC, presenting “Mornings” on BBC Radio Scotland and the TV political discussion programme “Debate Night” on BBC Scotland. He also writes for The Times and The Scotsman.

Carrie Kus
Carrie Kus BSc (Hons) CIHM is an independent contract trainer with over 20 years’ experience in the private rented sector. Her background includes work as an investor and private landlord, and she previously served as director of Clarity Estates, a letting agency operating across Sheffield and Chesterfield. Carrie held a non‑executive director role with the Residential Landlords Association (RLA) for five years prior to its merger with the National Landlords Association. During this time she took the strategic lead for learning and development, qualifications and professional standards. She continues to deliver training and consultancy for a wide range of organisations across the housing sector, including HQN, Pennington Choices, the Chartered Institute of Housing (CIH), the National Residential Landlords Association (NRLA) and many others. Carrie now runs her own training and consultancy company, Carrie Kus Training, providing specialist courses, qualifications and professional development across the wider housing sector. She works closely with the CIH as a lead tutor, author and quality assurance consultant.

John Logan.
After relocating from the United States to Edinburgh in 2015, John began sharing his expertise in technology start-ups by working pro bono with the Entrepreneurs’ Club at the University of Edinburgh Business School. During this time, he launched a project designed to serve as a living case study of the entrepreneurial principles he was teaching. This initiative marked the beginning of Logan Property. May Millward
May Millward MBE is an experienced human resources (HR) professional and mediator with a passion for resolving conflict through constructive dialogue. Within HR she established a UK-wide team of workplace mediators with the aim of avoiding lengthy and costly grievance and disciplinary procedures. Currently working with Scottish Mediation, in partnership with LAS and funded by the SafeDeposits Scotland Charitable Trust, May delivers highly successful online workshops for landlords and letting agents, equipping them with practical mediation skills to prevent and resolve housing disputes. She also manages a Neighbour Mediation project, providing free professional mediation services for neighbour disputes within Scotland’s private rented sector.

Claire Mullen
Claire is a senior associate at TC Young Solicitors. She leads their private rented sector (PRS)/First Tier Tribunal team and is an accredited specialist in housing and residential tenancy law, having focused in this field for some 15 years. Claire advises both landlords and letting agents in connection with evictions, actions for payment, anti-social behaviour, repairs, debt recovery and sequestration. She also supports clients in preparing tenancy agreements and letting agent management agreements for the PRS. Claire provides advice and representation for tribunal hearings in connection with code complaints and is also chair of SafeDeposits Scotland Trust, funding projects which promote and facilitate education, training and best practice for landlords, letting agents and tenants in the PRS.

Louisa Sedgwick
Louisa has been working in the financial services industry for over 30 years, primarily in mortgages, with a real focus on buy to let. She has held a number of senior roles and is currently managing director of mortgages at Paragon Bank, where she is responsible for mortgage products and distribution. Paragon Bank are a specialist buy-to-let lender; helping landlords to invest in and build valuable businesses that deliver flexibility for those who choose to rent their home, for over 30 years.

Catriona Smith
Originally a qualified teacher, my business career started in the hospitality industry, the family business being hotels, bars and restaurants, where I was operations director in what was a large business with over 500 staff and numerous sites in Edinburgh and beyond.
Leaving hospitality in 2004, I started Arden in 2006 and have grown the business over the past 20 years, through organic growth and acquisition. Currently managing over 700 properties and with a staff of 14, the ethos is still the same, personal, professional service, provided by an experienced well-trained, qualified team.

Angela Wallace
Angela Wallace, business development manager at UniHomes, brings with her over 25 years of expertise in the property industry. Her career spans estate agency, new homes, PropTech and more, giving her a wealth of insight across the sector. Today, Angela leads UniHomes’ Scottish operations, partnering with letting agents nationwide to streamline processes, increase efficiency and drive revenue growth. She has previously held senior leadership roles with major names such as Purplebricks and Connells Group.
Session title: The new baseline: Why bills-included has become the default in student lettings
Session summary: Bills-included living has crossed a line. What was once a selling point is now a starting assumption, and it’s reshaping where, and with whom, students choose to rent.
Drawing on UniHomes’ annual partner agent survey and national student research, Angela Wallace shares what the data reveals about a market in transition: 85 per cent of agents report steady or growing demand for utility packages, the average partner agent now lets 70 per cent of their student portfolio bills-included, and 80 per cent of students nationally have at least one service bundled into their rent.
But the more interesting story sits underneath the numbers. Students aren’t asking for bills-included because of bills; they’re asking for simplicity, predictability and one figure they can plan around. Agents who understand that distinction are the ones letting faster, holding tenants longer and filling properties year after year.
Jemma Warren
Jemma Warren holds a BSc in Criminology and Psychology and has nearly a decade of experience delivering personal safety and conflict management training with The Suzy Lamplugh Trust, the UK’s leading personal safety charity and foremost authority on stalking. Founded in 1986 following the disappearance of estate agent Suzy Lamplugh during a routine property viewing, the Trust has delivered training to over one million people and worked with more than 3,000 organisations, including its Stand Up Against Street Harassment bystander training, delivered with L’Oréal Paris and Right To Be, which has trained over 29,000 delegates since 2022. Separately, the Trust runs the National Stalking Helpline, which has supported more than 100,000 victims since 2010. Jemma brings this expertise to today’s session, helping lettings professionals manage risk and stay safer, both at work and in daily life.

Getting to Scottish Gas Murrayfield Stadium
By bus
Within Edinburgh City Centre you can take the following Lothian buses – Services 1, 3, 12, 22, 25, 26, 30, 31 or 33.
By tram
Edinburgh Trams run a fast, frequent service to the entrance of British Gas Murrayfield stadium from Edinburgh Airport, Ingliston Park & Ride, Edinburgh Gateway, Edinburgh Park Station, Haymarket Station and St Andrew Square tram stop, just a short walk from Waverley Station.
All trams are fully low floor and have dedicated spaces for wheelchairs. Murrayfield tram stop is fully accessible with lift facilities to street level.
